Experience with financing without W2

Good afternoon all,

I'm working with an investor who is trying to finance a duplex. They own a company but have tried to limit their W2 income for tax purposes. Excellent credit, able to put down 25% on the property and needs to finance the rest. My recommendation to him was to use a HML for the rest, then rent and refinance. Has anyone had experience with that in our market? What kind of rates did you get? How was the refinance process?

Any alternative strategy you would recommend?

When they refinance they will still need to show income!
