HOA and House Hacking?

I am looking to do a house hack, but a lot of properties I'm seeing have a HOA. My concern isn't the HOA fee, but with any potential restrictions.

Everything i've been reading talks about the restrictions of HOAs. One of the other threads on BP mentioned that they can restrict things such as whether you can have tenants, what type of lease they can have, that they have to approve each tenant, etc.

What is that like here in Austin? How does it affect a house hack situation in this area?
