Agreed, however this will be the fireplace wall, so the bottom half will be (black) tiles -- so those are not as easily changed as paint.

I am repainting the interior of a property I own and moved into. I plan to hold it for at least 5 years. There is a jut out wall where the fireplace is, and I am considering painting it black or dark grey (and the rest of the walls white).

However, I am wondering if this is a good idea to keep it like this when I eventually sell the place? I have always read that neutral colors are best for property value, so I wasn't sure about a black accent wall. It would look something like this: https://www.houzz.com/photos/r...

Thoughts on how this could affect resale value?

My lender gave me a quote on a 10% down on 300k. The monthly PMI was $45. I mentioned this to a friend of mine and he thought that was abnormally low. From my recollection, I thought it was low as well so I googled it and I am seeing an article that says its typically 0.5 to 1% of the loan amount.

So if there is a loan of 270k, then yearly PMI should be $1,350-$2700. Monthly that would be $112.5-$225.

So does the mortgage insurance of $45 sound inaccurate?

I've been told that law is in favor of landlords moreso in Pflugerville than in Austin. Austin is more tenant friendly.

I wasn't sure what would count as discrimination.

Given that, in Austin, can you decide not to let a tenant apply because they smoke for example?

If you didn't know or they didn't disclose, moved in, and they smoked in your house, could you evict them?

Is there anything in particular to watch out for ?

and would a month to month leasw deter finding long term tenants? I still want the option of getting rid of a bad tenant so dont want to start with a year long lease. Maybe month to month then transfer to year long.

I will be doing a house hack, and plan on furnishing the living room since I will live there. But I am wondering if I should furnish the other bedrooms. Will I get more renters if the bedrooms are furnished or unfurnished?

Post: Oracle's move to Austin may spur further California influx

Couldn't seem to find it from Googling... do they have a proposed address for the new Oracle location?

The one in that document I believe is an already existing location.

I've been starting to wonder where the path of progress is going to be considering:

New Apple Campus: North West Austin

Soccer Stadium: North Central Austin

Boring Company: Pflugerville (East of Austin)

Tesla Gigafactory: Southeast Austin

Oraclce: Not sure where in Austin

But Austin is already full of properties, new houses have to be further out. So will that be Pflugerville? Round Rock? Cedar Park? Leander? How much space is there for new houses in each of those towns?
