Ideas for low cost marketing?

Hello!

I'm currently researching low cost methods to market in my North Austin/Cedar Park/Leander area, and I wanted to know what has been successful for other investors in the area. I am saving up to by a couple of lists, but I want to have multiple methods of marketing under my belt. 

I'm apprehensive about using bandit signs, on account of them being illegal. Any other ideas?

I just went to a Sat training by a local old timer, 30 yrs buying, fixing now mainly wholesales.  He's still doing it the same way, 4 deals a month in a small zip code farm area.

He subs to NOD lists, $16/mo realtytrac if you buy a year, and culls for his zip, better schools, nice houses. He cold call door knocks the NOD folks in the first week the lists come out. 95% don;t want to sell. But most of his deals comes from driving for $$ around these NOD houses. Door knocks the rough looking houses, neighbors etc. Asking: know any vacant houses? Anyone who has to sell?

He brings home a list of addresses, uses premium.whitepages dot com to look up phone numbers.  Looks up in public records (a few services give public records access) looking for liens, divorce, etc, anything in court that gives a current address.   Gets free address from tax assessors office.  Looks up that phone number in premium.whitepages dot com.

Low cost but very effective lead gen system.  It works because this is a hidden market, houses NOT on the purchasable lists.  It works because 98% of investors are too lazy to go door knock.  Its the folks who really want deals who will do this system and get consistent deals because few are also door knocking.  Often sellers show a stack of yellow letters never opened!!!!  You need to get face to face with sellers, thats the best tip!   Then always leave a written offer in their hands, always.
