Student Rentals> Renting by the Bedroom Regulations

Hey guys. Im wanting to get into student rentals. I've heard a lot of pro's and con's, and i just totally believe that this is a very good niche, assuming that students in my desired location rotate a lot quicker than other colleges. The only thing I have been stuck on is the housing regulations, like renting by the bedroom. Due to the weather lately, all the Dallas County offices are closed, and its really bugging me. Ive been searching high and low on the county websites looking for answers. I am looking to buy a SFH with 4 bed 3bath, more than 2k square ft. What i want to know is how many rentors am i allowed to have under once roof? Does the house need to be zoned as a Townhouse? Parking situations? I just figured to ask on BP since the county offices have been closed due to the weather. Thank you in advance!!!
