Thanks for the shout out @Natalie Kolodij@Nina Hayden I'll reach out.  Just wanted to back up what  @Bruce Lynn said.  The 1031 starts with the closing of the sale.  And the QI  must be in place prior to the close.  So depending on your client's situation those first two might be off the table.  But we can certainly look at those next ones if not.
