Any Cash Buyers, Wholesalers Who have good advice for me

I have a roofing company.  We get on a lot of roofs, we see a lot of "good deal" houses.  What do I do if I find good deals, in a good neighborhood. Of course most of these need repairs.

I also see houses that need repairs and are heading to foreclosures, I am sure that must be some sort of opportunity.  

If I see an opportunity what is the best thing to do?  (If someone helps me out, I can help them with free roof inspections and low price repairs.)
