I would take a hose, run water along the area where the leak was found.  If you still see a leak, I would add a tarp.  I would get a roofer craigslist, tell him you will pay him when the job is done.  I would not pay more than $200 if he just does sealant.  If he fixes it with sealant, it will last 6 months.  If he replaces the shingle, or whatever is at the leak area, like the shingle or decking, etc it will cost more.  

$100 for materials, and $50 - $60 for labor in general.  If you are renting you should just do three tab shingles.  but if you are going to sell it, you should match the quality of the neighborhood you are in.

It can be anywhere from $4000 to $8000. I do not see it get less than $3500.  

It seems like a bathroom would add value. College kids like their own space.  Between the increase in value, and increase in rent, let's say an increase by $50, but that would be $50 cash flow, which is ok, I think.  let's say you pay $4000, It will take seven years to make you money back.

The value of the bathroom should increase by double then you spend almost.  I would  look at near by properties that are about the size of your house that have two baths, and see what value those properties have.
