Denton, Texas Multifamily Sales Comps
Hi everyone, I am currently doing some underwriting for a multifamily property in Denton, TX. I would really like to get more sales comps before I make an offer, and I do not want my offer to be anchored based on the sellers' sales comps found on their marketing package.
Does anybody know of where I can get a hold of recent sales comps for a 97 unit multifamily property in Denton, TX?
Thanks in advance,
Daniel

Hey Daniel,
I live in Denton and the the best way I can think of to find sales comps of other multifamily's is to find some that are similar and do a property search on the Denton County tax appraisers website. They will sometimes list the sale price on the deed history. For example the 97 unit property you were looking at sold for $2,600,000 in 2005 and for $3,525,000 in 2008.
