Military move to SA in July

Good day everyone, 

I am currently Active Duty and my wife Carley is a Mortgage LO for Griffin Funding. We are moving to SA in July for a portion of Physicians Assistant school and we will only be there for 16 months. We plan to buy a home to live in and rent out after we leave. We have been looking in the 180 to 225 range, 3+ bed, 2+ bath, >1500 sqft. I know it’s location dependent but the average rent for this range seems to be ~1600. Playing with calculators on BP it’s been difficult finding a home that will cash flow or even break even. We aren’t really looking for a fixer upper since I will be in PA school.
I am starting this tread for tips/advice on areas and to start networking because eventually we will need a property manager, contractor, etc.
