New construction builders - what are you looking for in a lot?

I've just recently started dealing with selling lots, but most of my experience is in selling houses for flips or BRRR. When I market a lot or set of lots to builders, what information can I have ready for you to make your decision process easier? Of course I will have zoning information ready, but what about pricing info for houses that are built on similarly sized lots in the area? Just want to gauge how much time and research to put into this.

These are are the items I ask for:

  • Zoning Designation from CoSA (not BCAD)
    • Including overlays, conservation districts, and/or historic districts
  • Are utilities present?  If so, which ones?
  • Lot size in acres & sqft
  • Previous use and/or types of structures previously on the lot
  • Is there a Phase 1 environmental  (if applicable)
  • Any deed restrictions and/or HOA covenants
  • Setback requirements (if you can get them from the City) - this is more icing on the cake.
