I would drive around an area you really want to invest in and drive for dollars for 2.5 hrs. The next 2.5 hours I would spend on doing some research on those houses and tracking down the owners from there. There are so many ways to find properties that your best bet is to find what fits your style best. If you don't mind looking at a computer for hours at a time then data scrubbing may be the way to go. All comes down to personal preference
