My first refi seeking advice

Preparing to refi my first SFH I bought 6 months ago and the mortgage broker I used for my personal home came back with the following numbers. It's my first one so I plan to do 30 yr fixed conventional.

75% ARV (110-120k likely)

Rate 4.5%

30 years

Points: 1.8 % ($1800)

Origination: $1500

Total closing for loan to lender/broker: $3300

When added to appraisal ($650), title ($900) and all other fees my total closing costs are:

$6200

I found this to be high however he can likely close the loan by months end pending appraisal.

Someone here mentioned the online broker better.com so I’ll look into them.

Anyone else recently close a conventional refi and care to critique these numbers my broker gave me?
