Ok, I can give it a shot. I'll post up the details in the personal finance forum, and see if I can get some advice.

Thanks for the replies, fellas.

Would anyone have a contact I can use to get some guidance on my personal finances? I'm stuck between doing a cash out refinance and paying off some debt, which will lower my DTI significantly and improve my credit score even more, or using that cash to possibly secure my first investment property. I have a good to great credit score, but my DTI could be better. I'm speculating, of course, ergo my main question.

Any help would be great! Thanks!

This place is pretty nice. Think I might stay a while. :D

My name is Roman, and I'm looking to get started in REI. I've read a few books on the subject, have a lot more to read, and then I'll be looking to take some action. Middle TN, the Nashville area specifically, is where I have grown up all my life, and it is amazing to see the amount of growth we are experiencing right now. Neighborhoods are completely changing, new development all over the place, and best of all, there is a TON to do here now.

I was bit by the financial freedom bug a few years ago when I had my youngest daughter. I decided that I want to do what it takes to spend more time with her and my family, instead of going to work everyday and getting home with enough time to eat dinner and put the kids to bed. With the real estate market booming the way it is around here, it would just be a shame to not try and get in on the action. 

I've got a little bit of equity in my home, thanks to the rise in prices around here, and I need to study a bit to figure out the best way to use that to get started with REI. I look forward to working with anyone and everyone here, asking and answering questions, and whatnot, and I hope I can be a contributing member of the community.

Welcome! I just joined myself, and I am also in the Nashville area. Been here my whole life, and with the market looking the way it is, I think it would be a shame to not try and get in on the action around here. :)
