Feedback on Mackham Ave, Memphis

Hi Guys,

I am looking at several properties in Mackham avenue with my turnkey provider. The crime rate seems to be high and I have not got any favorable appreciations in this area for the last 5 years. Can you guys let me know your feedback on this area and Shelby county in general?

You are leaving a lot of information out like what your purchase price is, stated rent, address, etc...

This is an area called Oakhaven, I did a google map street scene and it looks like a decent street. I would sell homes there. I would classify this as a C+, B- area.  There has been appreciation there over the years but slowly, very slow but you are not buying bc of appreciation you are buying bc of cash flow.

Real appreciation comes in the B+ or above areas.
