Downtown Memphis Area Duplexes

Hi all,

I see a great deal of duplexes for sale in the Downtown Memphis area for low asking prices, granted they need a lot of work. Are these good investments as a rent and hold? If so, I assume it would only be considered a good investment for monthly cash flow only, and not long term appreciation since the home values in the area are extremely low.
