What are the advantages of using a Business Bank Account for your rental property's holdings? Are there any?

I understand that you have to have an FEIN to open a Business Bank Account, but do you have to have your property titled to an LLC or other business entity in order to use a business Bank Account?

I'm looking to purchase an off market property from a wholesaler using all cash and I won't be using an agent. 

Pardon my ignorance, but am I correct in assuming the logical thing to do is walk the property with a contractor before making an offer.

Then, after I do this due diligence and I decide the property will work for me, what is my next step? Do I contact a Real Estate Attorney to get the proper documents in order? or Does the wholesaler handle this process?

I do have a guy that does any work needed to my primary residence, but he runs a two man operation and is swamped with work at all times. He does extraordinary work at a great price, but I have to plan ahead for him to be able to fit me in his schedule so I'm just shopping around for talent.

Can anyone recommend some General Contractors in Memphis or the surrounding area that has done solid work for you, and hasn't screwed you too badly? I'm in the process of building my team, and any suggestions are greatly appreciated.
