Opportunity Zones in Philadelphia and the Camden, NJ Waterfront

Is anyone familiar with Opportunity Zones in Philadelphia, near Temple University/Kensington) and the Camden, NJ waterfront. There's a lot of development and activity going on but these are still pretty rough areas. Looking for input from people familiar with these areas. Thank you!

I'm an agent/investor in the city and would personally reocommend looking into Kensington and Germantown.  With all the work on the riverwards, American st etc + parts of it being so close to fishtown, I feel like gentrification and appreciation are inevitable. Germantown is also close enough to Manayunk and East Falls that it should see good appreciation in the next 5-10 years.  Definitely feel free to reach out if you have any questions.
