What is the market like for sellers in Point Breeze

I used a BRRRR strategy on a house I bought in 2015 in Point Breeze (on elsworth st) and I am looking to sell this spring. I've been watching listings closely over the last 7/8 months and it seems listings have dropped price across the board. With all of the high-priced new construction on the market I am wondering if anyone has a feel for if Point Breeze will see solid demand from retail buyers this year or is it better to continue to hold?
