Philadelphia property taxes

Hello, I am trying to analyze some rental properties in my area. I am trying to figure out the annual Property Taxes for certain properties. I went to http://property.phila.gov/

This website shows the Market Value, Taxable Land, and Taxable improvement. Can someone explain what these numbers mean and which number I should use for my rental property analysis if any?

The numbers on the tax assessors page are different from the number on realtor.com. Which number should I use for my analysis?

Hello @Kofi Quaye,

The website that I use for the property taxes is the same one that @David Cochran mentioned (http://avicalculator.phila.gov/).  I have found it to be very accurate, and the amount that it is estimating for 2017 tax is 93.79.  2016's tax was 90$.
