 You do not have to move money to take advance of the provision. Best way to handle this is calling your trustee and they will guide you step by step. 

So are you saying that I would still be able to use the first time homebuyer provision if my money is in a 401K with my current employer?

Ok thanks. I am researching a property at 2538 Cecil B Moore Ave Philadelphia, PA 19121. The Market Value is $27,700. Is this the number I should use for annual Property Taxes? It seems a bit high to me.

Hello, I am trying to analyze some rental properties in my area. I am trying to figure out the annual Property Taxes for certain properties. I went to http://property.phila.gov/

This website shows the Market Value, Taxable Land, and Taxable improvement. Can someone explain what these numbers mean and which number I should use for my rental property analysis if any?

The numbers on the tax assessors page are different from the number on realtor.com. Which number should I use for my analysis?

Hello,

I have been researching tax liens and I am interested in them as a way to start investing in real estate. Through my research I have found out that the way to minimize your risk is to do your due dilligence. It seems like the worst thing that could happen when investing in Liens is that you invest in a Lien for a property that is worthless. I want to invest in Tax Liens in the best areas in NJ to minimize my risk. I am thinking Somerset, Monmouth, Ocean and Atlantic counties to start with. The reason I chose these counties is because they are a little further away from NYC or Philadelphia, where I assume there will be more competition. Does anyone know if any towns in these counties have over the counter Tax Lien inventory?
