Where to find a good GC?

Hi All, 

Based in the Philly area. I'm about to make my first purchase for a flip very soon. Any insight in finding a good/honest GC to leverage for the work. I want to build a relationship with a trustworthy contractor who wants to grow with me. I have the cash, just need to find the "hands" for the jobs. I would actually like to have 2 or 3 to utilize.

Any thoughts or guidance is appreciated.

Congratulations on your first purchase!  

  • I would find out form the ProDesk at Home Depot who their biggest clients are.  Often these contractors will have good pricing, and they get volume discounts on materials.  
  • Try to find contractors who have done work for the big hedge funds if possible.  These funds often negotiate pricing down, and they have strong quality demands and if someone has done work for Blackstone, Colony, Waypoint, 643 Capital, American Homes for Rent etc, then they usually will have some credibility and won't be fly by night.  
  • Find out who other investors at your local REIA have had success with as well.
  • Check Angie's List and your chamber of commerce.
