Hi Andrew, I'm currently listing my Woodburn SFH for sale to purchase a MF, Salem is one of my target locations. Do you own a collection of plexes or are you big time commercial? Im looking to owner occupy a duplex for my first stint as a landlord.

Hey Jon, own two properties that amount to 38 units.  One of the properties is a a collection of duplexes.  I'm working with an agent right now on the pricing for duplexes in Salem.  I'm happy to share that info with you, tell you more about what I'm doing and also put you in touch with her if you need an agent.

@Andrew Jurinka Hello there!!

I am interested in MF in Salem area as well. I come up to Portland for work often but i will mostly be an out of state investor. I am working with an agent and will be talking to him today on the right opportunities for me. 

Any advise suggestions you have for me on Salem or other nearby areas that are good for MF investment then PLEASE do share with me.

You will get a good gauge of what’s out there on your tour; the size, quality and location relative to amenities and attractions.

You’ll likely see there isn’t much for sale!  This has been the case for the last year or so but investors are now looking outside of Portland for yield and looser landlord oversight. 

Let me know your thoughts after your visit... I can fill in the blanks from there.

Not shy, but not a MFH owner either - yet! Just getting into the market there. I am in Seattle. I have tried Cincy for MFH, then realized I have oppty closer to home. Will be coming down in a couple of weekends to start learning. Do you have a meet up? Thanks, Anna

Hey Andrew,

I'm not in Salem but I'm on the coast. I operate mostly around the Tillamook County area with fix and flips. If there's anything I can help you with I have a background in both real estate sales as an agent and as a contractor operating a construction company. I have a long list of subs here and operate my fix and flip business with subs only.

Hello @Andrew Jurinka,

It's good to see someone reaching out. I have one duplex in Lebanon, OR right now that I'm house hacking. We're not too far away from each other, but it would be great to chat about how Salem and Lebanon differ and how each present their own opportunities.

I know that Lebanon has planned an eight year plan to develop more commercial buildings, residential buildings, and infrastructure. It will be on the north side of the city.

Anyway, I'm not sure if you're interested in the Lebanon area, but I thought I'd bring it up in case you were.

I’d be happy to buy something in Vancouver.

I did a 1031 exchange a couple years ago... it was stressful... My goal is to never sell and not have to go through that again :).

Although... I have my college house in Az that is finally going to appreciate to what I bought it for... I will likely have to 1031 that because of the depreciated basis.

Tell me a bit more about your deals!
