Got this message from my PM. Can anyone tell me what installing an air medium does?

"We received a maintenance request for the above property due to the heat not working properly. I dispatched a technician to inspect and diagnose. The charge for the diagnostic is $125.00.
They found that the return plenum is not properly attached therefore pulling dust and dirt in from the attic. Due to the age of the return, they recommend installing an air medium. This repair will be $750.00?

Hi @Jonathan Manacchio, Vancouver is definitely easier to find deals than Portland but it is still takes time to find the good deals. It really depends how much you are putting down for cashflow but I tend to buy something that I can add value and then refinance to make it cashflow better.

Yes, this makes financing more difficult and creates work for the buyer right when they close. 

I am buying a property now and I have so much real estate debt that my lender wanted the units leased out before we close. Doable but not ideal.

Only leave it empty if you are hoping to sell to a owner occupied buyer.

We bought another forclosed duplex and a house with an separate studio/land that we will probably sell soon.

We have also bought some more seller financed duplexes.

Nice job @Denny Le, I did the same thing with my first investment and it worked out great. Mine was a 203k FHA loan because it needed some work.

It is a great way to get things started.

Why use a heloc and not just cash out refi?

you get a better interest rate on the money you pull out compared to a heloc.
