interior demo cost update

SOS! Messaged a couple of individual members about this but my seasoned flip partner is telling me that demo by himself and his crew members in a bathroom that will cost $8000 to redo is up to 20% of that figure, or $1600. Another fella said it should cost $.75 - $1.50/sq ft. On a basement with the only finished area a basic den from the 50's with a pine floor suspended over the concrete slab and the rest an unfinished utility area, my partner said that the entire space will cost $20,000 so the floor tearout could run up to $4000! He had previously said to figure 10% of finished cost. Also he's saying beware of contracted demo crews because they will damage things like walls and floors which his crew won't do. Am I being taken for a ride and if so, who's a good real estate attorney in Tulsa to consult about getting out the JV agreement my partner and I signed?
