How about Dayton Ohio flips?

I know most of all investors come to Dayton for cash flow, but just would like to know how is flip market for Dayton?

Does it make sense to build team to flip in Dayton?

We have attractive flips, turn key rentals, SF and MF rentals.

Examples:

4br can go beyond $1200

3br/2ba 1100 sq ft ranch rents for $900-950+

Can buy for $35-45k, be all in around 60-65k.

2Br/1ba rents for $750+

Can buy for $30-45k be all in for $50-55k.

Multi family rent rates:

Efficiency $450 plus they pay electric

1br $550

2br $750

3br $900

I recommend outside the belt and checking into the donut counties. Think Shelbyville, Pendleton, Greensburg, Rushville. Just because you are getting 30 minutes away from downtown Indy doesn't mean there are less deals. The net deals are actually better because there is less competition as you branch out , typically because of less connections, Indy contractors/realtors wont drive that far, etc. We serve quite a niche.
