Section 8 housing in Cincinnati OH

Hi guys, 

I'm looking to buy a SFR out of state. I found a nice cash flowing property in Westwood, Cincinnati, OH. The catch is that is section 8, CMHA housing with a month-to-month tenant. I've read online that annual inspections can be a hassle depending if the inspectors are nitpickers and that tenants might be more difficult to deal with. Since I live out of state, I'm planning on hiring a property management company.

Has anyone ever worked with Section 8 before? Would you recommend it?

Well, I have quite some experience with section 8 here in Cincinnati,

And although it is very satisfying to have government-guaranteed rent,

Section 8 here is a pain in the @$_&&##.

They are very unresponsive and the inspector can be quite picky, I highly recommend you choose a manager well connected within section 8 and that is quick moving hopefully his speed of movement and section 8 no speed of movement average out. 

That being said  yes I love section 8

And if you can level up a bit your property appearance you can get to pick between all of the tenants the best one.

Also, take note that if you can get a 4 or better 5 bd with 2 bathrooms and are willing to tenant ate with section 8 tenants there is enormous demand and not much supply resulting in your ability to choose the creme de la creme tenant
