If you are going to invest in at least tough neighborhoods well you shouldn't put all of your eggs in one basket you should have a bunch of baskets filled with eggs hopefully all the time you are able to get an

By average a cash flow.

Unfortunately I think you should reduce your net number.

Because you have to factor in some vacancy.

Also I don't know what's the condition of the house but if you didn't replace all of the systems with new ones you should absolutely increase your capex and maintenances,

Then you have to factor about 10% for management even if you self manage,

Because that is the value of the house for everybody based on income after management.

Hey Jason is definitely sounds like you know what you want.

However the interest only on your offer will be just around $8,500

Add on top of that insurance tax water and trash charges electricity for common areas.

And management and this package is absolutely upside down.

These properties could fit right into my portfolio but not if they have a negative cash flow.

It might be a possibility to increase advance all the way to 19k however that doesn't happen for free.

Well I did it in a duplex

Which at the time had a section 8 price hill quality of tenants,

And surprise surprise the water bills cut almost in half,

Once we had a concrete way to show each tenant what is his usage and Bill him for it.

Very well said,

We recently completed a 67 door porches.

With almost none of our own money,

Our commercial lender took into consideration my credit score but these loans are normally none of equals and they just want to see that you are somewhat 😉responsible with your credit.

Beginning with multi is a great shortcut to wealth however you are driving a plane and mistakes in many cases don't lend well.

Research within yourself what can you bring to the table for an experienced investor.

Put yourself at his service do an acquisition together with him learn everything sitting on his shoulders hopefully in the next acquisition your peace in the pie will be greater,

And before you know it you will have your own Multi,

To some extent I think it's a God blessing that when you begin you don't have the ability to raise the cash to buy a large deal it is almost definite you will devastate yourself with that.
