Looking for duplexes, triplexes and fourplexes

Currently looking for duplexes, triplexes, fourplexes in Cincinnati.  I have a partner/manager on the ground there.  I am familar with and work regularly on the east side, but curious in hearing feedback on the different markets there and strong rental areas.  b to c neighborhoods with strong cashflow preferred with  8-10% Cap. (I think that is pretty do-able in the current market) Needing a little TLC is ok, but trying to use conventional financing for these.  So no MAJOR rehabs, we can get creative for the right property though.  Realtors and brokers feel free to reach out as well.  Thanks!
