Currently looking for duplexes, triplexes, fourplexes in Cincinnati.  I have a partner/manager on the ground there.  I am familar with and work regularly on the east side, but curious in hearing feedback on the different markets there and strong rental areas.  b to c neighborhoods with strong cashflow preferred with  8-10% Cap. (I think that is pretty do-able in the current market) Needing a little TLC is ok, but trying to use conventional financing for these.  So no MAJOR rehabs, we can get creative for the right property though.  Realtors and brokers feel free to reach out as well.  Thanks!

Hey There, 

I was just curious, as I am sure some of you have had this experience.  When someone calls off your direct mail campaign and asks how you got their information how do you respond? I explained the process for marketing and how people acquire lists.  This particular person just kept asking more and more questions, they weren't rude.  Just trying to find out how they can get their information removed from the lists.  Obviously he wasn't motivated to sell so I didn't want to waste a lot of time on the conversation, but he just kept asking and asking.  Has anyone had similar experiences? How would you handle it? 

Just got a home under contract in Cincinnati.  I have a partner in the area who manages our rehabs but we are looking for a Contractor to add to our team. Looking for someone reliable, and timely.  I have contacted several in the area already and don't even get a response back.   Thanks in advance for the recommendations!  Licensed and insured please :)

@Alex D. I currently primarily focus out of state as well.  While I continue marketing locally as well, there will be deals, I have found a good partner a trust and work with out of state.  Maybe you know someone in those areas that would want to be a partner with you.  My contact actually had no previous real estate experience, but wanted to get involved.  I knew him as hard working, honest, trustworthy, and have known him for a long time.  I offered him an equity partnership and to help teach him the systems I use.  He is flooding me with deals ATM and is killing it.  just another option to think about.  I think sometimes we have to broaden our horizons and think outside the box.  I think if that is what is going to make you most comfortable, then do it.  Whatever it is, Just do it.

No worries, the lender I found isnt from Cinci, and I have known of them, and spoken with them for a long time . I appreciate you looking out though, I could have gotten in a mess.  Thanks again!

congratz @Omar Merced! Cant wait to watch the progress. Just got my first SFH in Cinci under contract and getting a good team together, not to your level yet, but I dream big and will be soon.
