Whats considered a good GRM for a four-plex in Vegas

Hi Bigger Pockets family, what is the general rule of thumb when investing in say a Four-plex in regards to the GRM. I am working with an investor who wants to buy several multiple dwelling properties and I want to present a couple of opportunities that would make sense and would like to have a more clear understanding of what GRM investors look for ideally.
