I am just in chapter 2 but still can’t escape the ever looming question of just how much if the net cash flow should go into saving for tenants who just might wreck/otherwise abuse the property. Home warranty and renters insurance is a must spend? Any thoughts on this are appreciated.

Hello Bigger Pockets Members and users, I am trying to learn what is considered a good Vacancy Rate for investing in a four-plex/Tri-plex. How do I learn about the vacancy rate in any given area of the city?

Hi Bigger Pockets family, what is the general rule of thumb when investing in say a Four-plex in regards to the GRM. I am working with an investor who wants to buy several multiple dwelling properties and I want to present a couple of opportunities that would make sense and would like to have a more clear understanding of what GRM investors look for ideally.

Hello Bigger Pockets forum users, my father of 59 1/2 years old is thinking of taking out his 401K and using it to buy a house in order to pay less taxes due to withdrawal of the 401K funds. Is there a way to do that? Are there tax benefits to doing so?
