4-Family conversion in St. Louis

Hi all.  Newbie here.  I'm wanting to invest and I'd love to start off with a 4-family in midtown or south St. Louis. However, it seems many 4-families I've looked at have been converted to duplexes.  Do you think it is worth the expense to convert back to a 4-family? Thanks for any insight!
