Hi all.  Newbie here.  I noticed Brandon Turner often mentions his tenants pay all the utilities in his rentals.  That was a new concept to me, since every apartment I had ever lived in the landlord paid water/sewer/trash.  I'm wondering what seems to be the norm in St. Louis?  It would be great if tenants paid those utilities, but if I should plan on paying them it makes a serious dent in my cashflow.  I'm running the numbers and hoping to get my first multi-family, and I'm just wondering if I should plan on these expenses.  Secondly, if your tenant pays all the utilities, do they expect to pay a reduced amount of rent?  Or do you still ask for a market value rent and the tenant pays utilities?  Thanks.

Thanks friends, I'll keep an open mind about the duplexes.  I just really wanted four units with one roof/basement/yard for better cash flow. I've only been looking online at properties at this point, as I'm still trying to learn as much as possible and consume all of the books published by Bigger Pockets, lol.  But I hope to find an investor-friendly realtor soon and really look at properties and run the numbers.

@Kyle Eckert - I remember you!  I'm glad to run into you here, maybe we'll cross paths at a meet up sometime.  I've been attending the SouthSide Investment Club but have been thinking about hitting some others.

Hi all.  Newbie here.  I'm wanting to invest and I'd love to start off with a 4-family in midtown or south St. Louis. However, it seems many 4-families I've looked at have been converted to duplexes.  Do you think it is worth the expense to convert back to a 4-family? Thanks for any insight!
