Housing in zip code 64130-Blue Hills
I have located a property for sale in the Blue Hills area of KC that I would like to BRRRR. Zip code 64130. It is a 3 bdrm 2.5 bath, 1318 Sq. ft single family house. Bigger pockets property analyzer is telling me rent for this area is averaging $1200/month. It is near Rockhurst but East of Paseo so I have some hesitation about this area and don't really believe that $1200/mnth is correct. Anyone have any rentals in this area that would be willing to confirm what you charge for rent? Also, any thoughts on how bad crime is in this area?
I feel that this area is up and coming but right now is a little bit iffy. Thank you for any feedback.

Hey Brad, I own a bunch of rentals in KCMO- nothing in that specific area but I too have been investigating that specific area and here are my quick thoughts. First off I def. like that area and everyone says that its coming along and there are a bunch of <100K flips that I've seen pop up over the last few months there. But... $1200 feels way too high for that area! Maybe west of Paseo but def. not the east of the Paseo side. With that said I've heard from everyone (my PM, agent etc) that its def. up and coming. I hope I'm wrong but I feel that area is similar in rent amounts to the area a bit south - the Marlborough Heights area where I do have a bunch of rentals. A 3 bed there would be more like $950. Maybe $1050 if it was a brand new BRRRR but during the pandemic? Who knows as the first problem is getting a paying tenant ha but $1200? I'd say no. I bet that the BP analyzer is pulling comps from West of Paseo. That's the problem with any of those analyzer things and KCMO... Paseo and Troost as well as 71 are major dividing lines that any aggregate thing always misses :). But again, I don't have property right in that neighborhood so I'd love to be wrong! Just my thoughts. Good luck!
