There was one that happened at the end of May, which I wasn't able to attend, but they mentioned trying to start one every month.  I have not seen the next meet up time and location.  I am hoping to be able to join as well.

Hi all,

looking at a property in the 64123 area.  It is 3 bed, 1.5 bath 1390 sq. ft.  I am seeing rents at around $1000.  Anyone have properties near by and can confirm that looks about right?

AJ H. Thanks for the info.  I have already been approved by 2 short term lenders that also do refi into commercial conventional loans.  I guess each house is different so each scenario will be different.  Thanks again.

Hello,

I have a significant amount of money saved up and am wondering what the best way to use it toward purchasing my first property.  Would it be best to use a hard money lender for the whole deal (Purchase, reno and refinance)and just keep my money for reserves?  Or would it be better to use my money for the reno and use a loan for just the purchase of the house?  I am up for any other suggestions that people have.  I have around 75K saved up so I guess it is a good problem to have.  My goal is to fix and rent a house and then continue to do it.
