I decided to try Flock Homes and sold a rental property to them earlier in 2024. So far I have gotten the quarterly cash flow as expected, the fund value is kind of plateau'd in 2024 so have not seen major gains or loses in the fund. I found the process to be legit and transparent as far as them viewing and making an offer on my property. They are pretty involved in making sure the property is updated and functional which ends up reducing the amount of $ offered, or if the property needs maintenance repairs Flock might not offer on it at all. Which is probably a good sign. There are some onboarding fees which start to get steep once you add up all the other transaction expenses and the 1% annual fee, but I would hope the onboarding could go down or be a flat fee rather than a %. I decided to give it a try and it is quite nice not to worry about utilities and tenant issues. My cash flow is less than when I owned the rental, but my expenses are less too. Long term I'll have to see how the fund does in gaining value. The staff are super responsive and helpful.

City of DHS is tough right now, they are enacting new very strict STR rules and it's tough to manage the process and fees unfortunately.

Hi, I've been investing for 6 years and have built up a nice portfolio of single fam rentals and an Airbnb, 

but now need to find a Financial Planner/Advisor with expertise in Real Estate AND traditional retirement planning to assist in my next moves to prepare for retirement. Anyone have recommendations? Thanks!

Hello, what are the tax implications if I bought a rental property in Dec 2020 and didn't rent it until Jan 2021? I know this is unofficial and not tax advice, just seeking some thoughts and info. Thanks!

I just need some basic functions, tracking rental income and expense categories. Able to run monthly or yearly reports on 10 to 15 properties. Profit - Loss statements, etc. Hoping to find something modern and cloud-based and if it integrates with my TurboTax, even better! I don't need tenant screening, maintenance management, notifications or advanced business features, but need something better than just Excel spreadsheets. Thanks!

Thanks all, some of the posts above say 50 to 700 per DAY for some of these utilities-- I assume that's supposed to be per MONTH, right? Or really up to 700 a day for utilities

Thanks @mark futalan, I'm trying to project for a STR (yes I'm only looking at properties where the hoa would allow STRs). Good point about the cleaning fees. I have a full time day job so planning to use property mgmt at this point, how do the rest of my numbers look compared to your STRs? Thanks!!

Hello, adding to this discussion, I worked up a ProForma for the Indio area and can't get it to Cash Flow. Would any local experts be willing to look at the attached and see if my numbers are accurate or way off? Thanks!
