Depending on your strategy; Performing vs Non-Performing or Residential vs Commercial,Bank direct is your number one source. This is how we and my partners achieve our desired results. 

There are also exchanges out there like:

FCIexchange.com 

A quick google search will provide some additional exchanges.  The difference between an exchange and bank direct or working with a distressed debt fund to acquire notes is the quality along with the discount achieved.
