Note Investing - REAL Nuts and bolts of it all courses/mentorship
Hello Fellow BPer's,
First of all, let me introduce myself. I currently work as a network engineer for a telecom and I'm looking into real estate investing and wealth building. I've been looking into real estate investing for over a decade and my first few attempts ended horribly since it was around 2007 - 2008, timing and limited strategies stopped me in my tracks. Since then I've recovered and have been looking to get started again. In my first attempt to buy a "turn key rental" property, i found the cost to the get the loan put the investment into negative numbers for the first year or more, additional costs for minor repairs were also beyond what was expected. In addition, I have 2 hard money loans out backed by promissory notes on 2 properties which are cash flowing. Which then led me to note investing and here I am.
I've read "Investing in Debt - Jimmy Napier" and "Note Investing Made Easier - Martin Saenz" both books were great at explaining the overall way it works but neither gave you the full nuts and bolts of it all. I would like to learn the full work out of a note deal before purchase, then all of the due dilligence and finally portfolio management. I've read on BP forum that you can't get any of that out of a book, which I understand and agree, but who makes the most complete course/training/mentorship that truly delivers?? I can't afford $15k for noteschool mentorship like I've seen another member post. I'd really like to learn the full process of it all, but I'd like to start small and work my way up to larger more riskier deals.

I would take a look at Scott Carson's Note Blueprint. Its an online course that goes through all the nuts and bolts you are interested in. His Virtual Note Buying Workshops are great as well. He runs those a couple times a year but unfortunately you just missed the most recent one.
