Has anyone had experience with realtyshares.com It seems like a great platform to lend money to real estate projects.

You might want to check out Groundfloor as well. I haven't used it as an investor yet, only as a borrower. As a borrower, it's worked out well so far and I like it that all the interest and points are paid at closing when you sell the flip. In the future, I plan to try it from the investor side to see how it works out. I'll probably end up using whatever petty cash I might have lying around to lend on my own flips....
