Good afternoon all,

I am an out-of-state investor with properties in Winnebago County - I need to serve 5 day notices to several tenants and I understand from reading 735 ILCS 5/9-211 that we can serve this via Certified Mail with return receipt requested -- my question is related to the affadavit of service -- does this need to be filled out/notarized if I have a completed/signed return receipt stating the letter was delivered and served?

Hi all, had some bad water damage in a duplex of ours in Rockford and we've cleared everything out, almost down to studs and are looking for a GC who can do it all (carpentry, drywall, subfloor, paint, plumbing, etc).  I've messaged about 12 GC's found on Angies List, Google searches, etc -- nobody responds.  We need a licensed GC with experience working with insurance claims....have the claim money in pocket and looking to get started ASAP.  Would really appreciate any great referrals - thanks in advance!

Hey @Garlin Smith -- I'm not a "turnkey provider" per se, but do have a SFH I remodeled last year in an "higher-than-average" appreciating area of INDY with a great renter in place that I'll be looking to unload in the next few months to free up some cash for other projects. @Jaron Walling yeah rates have gone up significantly over the last month -- there was a quarter point spike in one day about two weeks ago that has come down a little but not much.  We are on that upward trend with the economy doing well and the Fed raising rates consistently.  I highly suggest subscribing to mortgagenewsdaily.com who send you an email every day explaining rate trends from both a borrower and originator outlook and I've locked on their advice several times right before significant swings upward.

Not sure about others but I've always had great experience with Movement Mortgage. If you have your ducks in a row and get them requested docs quickly, they will typically close your cash-out refi in 2 weeks, pretty awesome when every day is costing you with a HML. I just cashed-out 75% and closed 12 days from application submittal. Rates are a tad higher than some local banks probably but I appreciate their standard, fast system for getting it done.
