List Source Criteria for Direct Mail Campaign?

All,

I am a relatively experienced investor (several rentals, flips, seller financing, etc...).  Very interested in notes.  Donna Bauer's program has helped with the nuts and bolts, but as I begin to work out the details of my direct mail campaign, I am curious how many folks have purchased their lists via List Source?   ...and if not List Source, where else?

I'm MOSTLY curious to know what criteria you might be using to set up your lists.

I have used list source, I its a solid place to get your list from. My criteria I used was 30% equity, owned property over 4 years, property type, target area. The sellers need equity and motivation (both) and you will find a deal.
