Short-term Cash out on investment for sale

Hi everyone. Does anyone know who would lend on this scenario? I would like to access some of my cash on a duplex currently for sale in Cleveland, Ohio. I'm being conservative when I say the value is $30,000 (currently on MLS for $39,900). If I borrowed to 60% LTV, which is $18,000, then I would pay back all borrowed, plus $5,000 once the home is sold. It is a currently cash flowing as well. Any ideas or sources? Thanks!
