Tax Forclosure: how to approach owner

Hey there! I am looking for advice on how to approach an owner of a property that will go into a Tax foreclosure auction at the end of November. I notice that she is in arrears for 28k and the mailing address on file is also behind In tax payments as well for around the same amount.

I'd like to approach her personally about the situation and how I can help. I am interested in purchasing one of the properties and i'd like to see if I can purchase it from her before the auction. Does this sound like a good approach And if so, What advice do you have when I reach out directly?

Also is there some sort of simplified contractual document that I could use to secure my interest in the property if she was interested? Something that would just secure it for the immediate near-term till the full contract is derived.
