Hey there, I secured a 10-acre property back in May that can be subdivided into two fives. Currently it has this large single-family home that I am running as a STR (https://www.airbnb.com/rooms/1124648152156916536). My vision is to subdivide and develop the lot. My thought was to build:

1) detached ADU on the new lot with the existing home and

2) build a large SF and another detached ADU.

Of note, in this county the ADUs can be up to 1500sf. Also, I don't have cash right now as it's tied up in the original purchase, rehab and furnishing the place.

To continue to move forward with my vision, what creative financing or investing options are out there?

Yes, but now there's a bunch of chemicals in the ground that wasn't there before and if the draining is habitual, it can't help but build up.

Yes, that still happens for me.

Thanks everyone for the great feedback! I am going to adjust my payment schedule to the hot tub company to just be a flat $100/turn (rather than $50/$150) to accommodate complete drain and refills.

It was surprising to me as well. First time owning a hot tub. 

There's got to be commercial options available for STRs that perform better. If not, there's an oppty to have a tub with a larger pump and filtration system like the hotels have.

$50/general clean (they do a thorough cleaning including the filter and all); $150 for a full drain, deep clean and fill.

The downside with this approach is continually pounding our well.

All, thanks for the sanity check on the numbers. Maybe I am too generous, but sounds better to shrink that fee down.

Thanks John, good idea. And perhaps it's a scaled fee. For any referrals that come through = 3%; if they book, then an additional 4%.

We have 240v, but being up in the NW it takes longer to heat up.
