Looking for Note Investors

Hello to the BP Note Investing Community,

I'm new to the REI world and I would love to connect. After some research, I plan on selling PF notes as a way to help me fund deals and acquire Rental units. I reside in Minnesota within the Twin Cities. I would love to know what Note buyers are looking for, especially in terms, equity coverage, and interest rate. Hoping to connect and learn from you all!

While I love note investing, originating performing notes for seller financing can be challenging because most investors will buy at a discount and the rates you charge must meet usury laws

Even loans that are originated at 9.9% with a ten year amortization may sell at a slight discount

As for down payment we are not buying anything new unless it has 20% down

In todays interest rate environment I can currently get 12% with points on the lending we do for non owner occupied with 70% ltv and that is where many are moving.
