I appreciate the information and insight, Chris and Don! 

Taking into account the information I can understand, would a Note such as this Example be attractive:

Property X Value: 100K

Installment Note of Property X: 80K, 12% interest, 5 year contract payoff (balloon), payments amortized on a 20 year plus 1/12 property taxes and insurance

PF 1st 80K note for sale at 75K (5K discount).

Would this Note be attractive considering the 25% equity tied to the home? Or are there other factors/numbers I should take into consideration?

Hello to the BP Note Investing Community,

I'm new to the REI world and I would love to connect. After some research, I plan on selling PF notes as a way to help me fund deals and acquire Rental units. I reside in Minnesota within the Twin Cities. I would love to know what Note buyers are looking for, especially in terms, equity coverage, and interest rate. Hoping to connect and learn from you all!

Hello BP Community,

My name is John Vang and I’m currently residing in St. Paul, MN. I work a W2 like the average American. While family and friends say that I should be satisfied, I’ve come to see that I am just another cog powering the machine for another’s wealth and success; moreover, I am replaceable. This pondering has led me to see: life is a blessing - so why not live a phenomenal life instead of an average one?

I am a firm believer that there are no accidents and such was the way that I was introduced to Real Estate Investing. I’ve been diligently studying and listening to Podcast, but it can only go so far - I am ready to pull the trigger and take action.

I would love to meet, connect, and learn from any and all in this community. Would also love to join any local REI meetups. Any and all advices are appreciated. Thank you in advance!
