Anyone know/applied for Real Estate Cost segregation

I recently heard about real estate cost segregation. I would like to learn more about that strategy to take advantageous of property depreciation upfront and claim. Can someone share your thoughts on this ? If someone already applied for it, can anyone guide me with the steps and timelines when we can apply for it ?
