Detroit Investors: Thoughts on Highland Park, MI vs. Detroit?

Hi good people!

I have heard different opinions on Highland Park. What are your opinions and why? It seems almost no flips are being done here, even though some houses are old, well-built, spacious on well-kept blocks with no crime and established neighboorhoods. Is it just untapped or is there a reason? 

Love to hear all the wisdom you people got!
