Struck Gold! Huntsville Al. market is like panning for gold.
It's so hard to find a house to flip when the market is so hot. People are paying so much for the homes that need rehab becuase even use buyers are biding on those.
I found an off market deal that takes a true rehab specialist. The profit will be aprox. 30% rate of return. I love this kind. It's practically a rebuild. 70's house that hasn't been touched since the 70's and needs foundation and structural repair. It will take a lot of cash and work. I've done many of these over the years. This is the first one I have found in a while. Not sure if I should take on a partner with cash or try to get hard money lender.
